The following Terms and Conditions apply to your stay at Ramada Suites Zen Quarter Darwin.

IMPORTANT INFO

In recent months, we’ve received a number of unauthorized, invalid, or fraudulent online travel company bookings. Reservations from these companies will not be accepted or honored at Ramada Suites Zen Quarter. If you have booked on an unauthorized website, it means they have taken your money and will not be forwarding it to us. Please protect your credit card and do not use fraudulent websites. Even if you have a voucher from these sites, if we have not received the booking via our accepted channels the the booking and payment are not valid on our side. Please refer to the list below for Authorized and Unauthorized websites.

NO PARTY POLICY

Our hotel has a strict no-party policy. In the event that any apartment/guest is identified as having a party, the hotel reserves the right to immediately request all occupants of the apartment up to, and including, the guest who has registered for the apartment to vacate the premises. In the event that an eviction does occur, the accommodation is non-refundable. In addition, the registered guests will be required to settle the account prior to departure for any expense resulting from additional cleaning of the apartment, replacement of any furniture/fixture/fitting breakage, as well as for any required repairs.

Our strict NO PARTY POLICY ensures we can protect the hotel from damage and maintain it to the standard expected by our guests. Our policy is also to ensure all our guests can enjoy their time with us and not be inconvenienced by the noise or actions of others.

Ramada Suites Zen Quarter will not accept a reservation when the intent is to have a party or function within the hotel room or on the hotel premises. We monitor any music, noise, and complaints from other guests and one warning will be given to reduce noise/disturbance. If this warning is not followed the guest will forfeit all payments and must leave immediately. Your accommodation tariff will not be refunded.
The number of guests gathered in the room overnight must not exceed the sleeping capacity of the apartment.
All visitors must vacate the room by 9.00 p.m.

EARLY CHECK-OUT

The property reserves the right to charge an early departure fee in the event a guest departs earlier than the original departure date.

LATE CHECK-OUT

Late checkouts are available upon request. Please contact Reception to check availability. Additional fees may be applied. A late check-out fee may apply if the property is not vacated prior to the set check-out time of the property.

GUARANTEE POLICY

A valid Credit Card is required at the time of booking and a valid Credit Card must be presented at the time of check-in.

PAYMENT POLICY

Guests can choose to book now and pay later with particular rates (i.e. Best Flexible Rate). A valid Credit Card is required at the time of booking and full payment will be taken 3 days prior to arrival. Changes and cancellations are permitted up until 2 pm hotel local time within 72 hours prior to arrival. Changes or cancellations within this time will be charged in full. No-shows will also be charged in full. For bookings made externally the cancellation policy on the rate/site you booked with applies i.e. no refund/7 days/3 days etc. Direct bookings via our reception or website have a 72-hour cancellation policy.

IDENTIFICATION

Upon arrival at your selected property Guests must provide valid Federal or State government-issued photographic identification for security purposes. The booking must be under the name of the person checking in. In addition, the Guest must also provide a credit card in the name of the photographic ID.

DEPOSIT POLICY

A Credit Card pre-authorization of $100 is required upon check-in. The pre-authorised amount is set aside by your bank for a period of up to 10 working days The pre-authorisation will affect your available funds balance or spending limit. For more information on this practice, we suggest contacting your bank for more information. Once a pre-authorization has been made, we cannot release, remove, or lower the authorized amount, until we process the final account on departure. We reserve the right to pre-authorize all credit cards upon check-in.

CHILD POLICY

Children sleep free on existing bedding, within the maximum allowed guests per room. If a rollaway / cot/sofa bed is required charges will apply.

For the purposes of this clause “Child” or “Children” means a person or persons aged between 2 years and 17 years; “Infant” means a person under the age of 2 years; and “Adult” means a person aged 18 years or over. All ages will be determined from the date at which accommodation commenced. Children and Infants may not stay in any room without an Adult.

NO-SHOWS / FAILURE TO CANCEL

Each rate booked is subject to a Cancellation Policy. Failure to check in on the reserved arrival date will incur a penalty charge as detailed in the Cancellation Policy of the particular type of rate booked. We reserve the right to cancel or modify reservations where it appears that a customer has engaged in a fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.

We reserve the right to cancel or amend bookings if they do not adhere to our terms & conditions. If a guest chooses to shorten their stay or check out early a penalty charge will apply, as detailed in the Cancellation Policy associated with the rate booked. Direct bookings via our reception or website have a 72-hour cancellation policy.

PRICING ERRORS

We reserve the right to cancel contracts based upon incorrect information being displayed in relation to price, inclusions, or service at any point in time.

FOREIGN CURRENCY

Conversion into foreign currency is given as an indication and is not binding. Only the currency confirmed during your reservation is confirmed.

ROOM CLEANING

Dishes, excess rubbish removal, and cleaning cooking debris are not part of our usual housekeeping practices and are the responsibility of the occupant. Please place dirty dishes in the dishwasher and switch on prior to departure. Any service that requires extra time will be charged back to the occupant at a rate of $50.00 per hour. I.e. excess rubbish or excessively dirty room

Any rooms that are unable to be left due to excessive cleaning or damage will be charged back to the guest at the rate of one additional night.

SMOKING POLICY

Smoking is permitted in designated smoking areas only. Smoking is also permitted on balconies but not inside the guest rooms. Please close the balcony door when smoking outside. Guests that smoke inside rooms will be charged a $250 deodorizing fee.

SECURITY DEPOSIT & ENTRY POLICY

  • Reservations are strictly paid on arrival
  • $100 Credit Card security pre-authorization or $500 cash for incidentals, damaged items
  • All guests to be Registered
  • Photo ID Driver Licence main guest

Staff have the right to refuse entry to person or persons not able or unwilling to supply the above or whom they suspect may become a disturbance to the amenity of staff and guests.

SECURITY DISCIPLINE  

In order to maintain the amenities here at Ramada Suites Zen Quarter, management may remove a guest or visitors without warning.  A guest is subject to such action should the following (but not limited to) occur;

  • Overcrowding – when the number of persons in the apartment exceeds the number booked
  • Holding parties is not permitted in our apartments at all
  • Any Illicit behaviour or any incident for which the police need to be called to the premises
  • Intoxication, willful damage, and any behavior posing a safety or verbal threat to others
  • Ignoring advice to reduce excessive noise (music or other noise)
  • Throwing objects over balconies or from windows
  • Please do not throw cigarette butts or anything else over the balcony.
  • Stolen or lost keys will be charged a replacement fee of $500.00

WYNDHAM REWARDS POINTS

Wyndham rewards points are only applicable for direct bookings. 7+ Long stay, 14 day and 21-day rates along with Permanent rates are not eligible to receive Wyndham Rewards Points.

BREAKFAST

Complimentary breakfast is not included on Christmas Day and all guests wishing to dine in must purchase separately.
